Q: I would like to know the situation on retirement communities. I especially liked trilogy in Peoria but understand the weather is much cooler in the flagstaff area. I am 62 and looking to retirement within 2 years. I want newer housing-2002 and above. I would like to spend around $300,000
A: Thank you for contacting me regarding property here in Flagstaff. I understand that there are many communities like Trilogy in Phoenix. However, in Flagstaff all we have is traditional neighborhoods and assisted living facilities. Being 62, I think you are a long way from needing any assistance. I can send you information on homes 2002 and newer, below $300K but it would really help if you could provide as much additional information as this will help narrow the search (single family, townhomes, condos, single story, bed/bath, distance to downtown etc.)
You are correct about Flagstaff being much cooler. We sit at 7,000 ft vs Phoenix at 1,000 ft. I love Flagstaff and live here for a reason, but our winters can be quite harsh, with a lot of snow shoveling. Phoenix, on the other hand, is kind of the opposite extreme and when you hear about the 115+ degree days, this is true. In the winter, people in Flagstaff escape to Phoenix for the warmth and in Summer, Phoenicians escape the heat to Flagstaff.
I moved from a big city and found that Flagstaff is great community. It has many conveniences of a big city but in a small town with very little traffic, crime, etc. Most importantly, the town is surrounded by beautiful forest with tons of hiking trails and outdoor activities. Cheryl, finding a place to retire is a big decision so I would recommend you take a vacation and drive down here to Flagstaff and to Phoenix. I believe the drive is around 700 miles. This would give you the opportunity to get a real feel for the area. I would be glad to be your local tour guide if you do decide to come to Flagstaff.
Q: We are interested in cabin/log home in gated community in Flagstaff
A: It was nice speaking with you yesterday. I would like to provide a little more detailed information regarding gated communities, cabin/log homes, and average prices. We have 3 gated communities in Flagstaff. Forrest Highlands, Flagstaff Ranch, and Pine Canyon, prices of homes in these communities start around $500K (excluding Flagstaff Ranch, where there may be a few bargains around $300K for townhomes). HOA fees vary widely between these three neighborhoods and should be carefully considered.
Pine Canyon is located less than 5 miles from Downtown Flagstaff. Forrest Highlands and Flagstaff Ranch are on south side of town and approx. 10 min from town. There are more cabin and Log style homes in Kachina Village (6 miles south of Flagstaff exit from I17) and Munds Park (20 miles south of Flagstaff on I17) Average price for homes in Flagstaff is approximately $300K. However, prices can be significantly higher with heavily treed lots, views of the Peaks, larger lots, or closer to Snowbowl.
Q: Nopporn, We do want the termite inspection but are both wondering if we have the home warranty what is the purpose for the home inspection @ 350 if the home is as is and we already know the problems? Let us know what you think. Thanks so much.
A: The purpose of home inspection is to reveal any hidden or potential problems that the home may have. Home inspectors examine all parts of the home including the roof, vents, attics, plumbing, heating and cooling systems, electrical systems and the overall structure. Even though this home is newer and seems to be in sound condition, I still strongly suggest the home inspection so you know what you are getting into prior to this big commitment. Regarding the warranty, they normally cover mechanical and functional issues. They do not cover things such as the foundation, roof etc.. The warranty covers: Air Conditioning (which you don’t have), Heating System, Plumbing System, Water Heater, Stove, Microwave, Refrigerator, Dishwasher, Washer & Dryer, Trash Compactor, Garage Door Opener, and Ceiling Fan. Please see your home warranty coverage for additional info.
Q:Realistically in today's market, what would this sell for? $171 per square foot seems very high in comparison to other places we have looked. Is this a short sale or foreclosure?
A:The home just came on to the market today. It is a bank/lender owned home (foreclosure), not a short sale. Your question was, realistically in today’s market how much would this home sell for. I have not seen inside the home, but in generally speaking if interior is in move in condition, it would probably sell for the listed price or little less. If it needs work, it may go for a lot less than list price.
To give you a better idea of this neighborhood (Baderville), there is one home across the street from this home which is listed for 1.3 million. Another recent sale just down the street sold for $715K. Baderville is about 15 min. from downtown Flagstaff and 5 minutes from Snow Bowl, which is the ski area. Flagstaff housing is higher than other areas because land is at premium. This is due to the fact that we are bordered by national forest and Indian reservation. Average home price in Flagstaff is $300K with a 7,000 sq.ft. lot. Flagstaff is a very desirable location and is regularly featured in magazines as one of the best places to live. We also have four seasons allowing residents to enjoy year round activities; hiking, biking, horseback riding, in addition to all types of winter sports. In winter, to escape the snow it is a quick 45 min. drive to Sedona which is considerably warmer beautiful red rock country.
